The MCD approach

Calm is not passive. It is organized.

Our role is to bring the owner, designer, engineer, inspector, and trades into one workable sequence, with decisions made at the right time.

01

Understand the property

We start with existing conditions, the intended outcome, and the constraints that could change the plan.

02

Define the work

We separate necessary work from optional work, identify allowances and long-lead items, and make the budget easier to understand.

03

Coordinate the sequence

We plan around permits, inspections, procurement, site logistics, and the handoffs between trades.

04

Deliver and close well

We track quality, changes, punch list, documentation, and the details that determine whether a project truly feels finished.

The person behind the work

Technical depth, translated into practical decisions.

Momentum is led by Ray Lam, a San Francisco-based construction manager and general contractor with more than 15 years of experience across structural engineering, project management, residential construction, and commercial work.

Ray’s role is often the bridge between the drawing, the existing property, the construction team, and the owner’s priorities. He brings a clear-eyed view of what is feasible, what is worth the cost, and what needs to be resolved before it becomes an expensive surprise.
